Great video. I agree with all but the kitchen cabinet decision. 40-50% of my resevations are repeat guest that stay 3-4 weeks at a time. One thing that almost all mention is the kitchen being better equiped than any other rental they’ve visited.
Another good tip is to get furniture that can handle people of all most sizes (tall and/or heavy) like a king bed and well built sofas and chairs.

Hey Phil, I’m currently under contract for a duplex on the West End of Panama City Beach. I was wondering what you think of the location? By the time I close the lower tenant will be gone and the upper units lease is up in May. We are going to air Bnb/VROB the lower unit it out starting mid April and then do the same with the upper unit in May. Both units are 2 bed, 2 full bath and have all the appliances.

I think that hospitality is probably the most important one. I have stayed at some gorgeous rentals but the owners were NOT the nicest people on the planet and really made the whole experience not all that great. And on the flip side I’ve stayed at some nice places where the owners just went out of their way to make sure all was wonderful and we definitely want to go back. Great tips!
I love tip #3 hospitality. We had a person who gave us a tour with a vacation rental and we loved the property but couldn’t stand them so we didn’t go with that rental for that reason. Great tips.

Cherry Home Shores in Northport Michigan is a private corporation. It is deed restricted to “one family”, “residential” registered to all property in the association. We are in the process of shutting them down

Regarding legality in Toronto Canada, the government just passed a new law today, in regards to air bnbs, no short term rental in ghost houses, you must be living in it, if you want to offer air bnb renting.
Cherry Home Shores in Northport Michigan is a one family residential HOA. That makes rentals prohibited. We are now acting to shut them down. Don’t invest here thinking you can rent. Any member can take action in court on those that do. What is also possible it seems is to go after their customers.

I came across Evolve, considered them but wasn’t sure if it was too good to be true so I was skeptical calling them. I am very new to real estate investing so I’m on here learning as much as possible. I saw your video in its entirety, which is rare with a lot of Youtube videos of people rambling on, and I end up losing interest. Your video is very well put together, edited and you kept my interest by getting to the point and delivering an informative, useful and interesting presentation. The information you provided is extremely helpful and now I will certainly call Evolve, but first I need to add more furnishings and a few more towels for my unit.

Great insights! Hospitality is probably our biggest short coming. I’m always torn between getting too close to the guest but probably err on the side of not getting close enough. Our reviews are excellent so staying the course. If it ain’t broke, don’t fix it!

hello Phil I’m just curious about this type of technique love investing I was watching the news and it was a gentleman that did the same similar thing but the thing is is that the renters was very loud and partied a lot the people that’s living in the area complained how do you prevent this from happening

And now, they come with a free $1M umbrella with all bookings! Op Ex Ratio is the game changer when it comes to VR investments I have found. Shopping around for the best price for line items you can control (pool service, housekeeping, internet, etc) greatly helps your ROI. Also, use Mint to categorize your expenses (free and a must for tax time) and the biggest tip of all….spend the money on professional pictures!! They make all the difference in the world!

Really good tips! However I find queen size beds are for small and petite people. I am 1.71m and my husband is 1.86m height. On couple of holidays we ended up one of us sleeping on the kitchen floor on the blankets and pillows we managed to find. Please at least 1 beds should be a king size

Unfortunately we have been contacted by the County and now we can’t rent the house for less than a month. How can I try to rent to Snow Birds for April, or even November or December? Next year we have already rented for 3 month but we need more to cover year expenses, and Tax + Insurance. What do you recommend?
